  • Planning Rule Changes: The recent changes to the Central Coast Council LEP and DCP now
    allow dual occupancies in low density residential areas and there are options available for
    streamlined planning approvals if the relevant criteria are met.
  • Site: In this case study, I have identified a site in a good location, that I can retain the existing
    dwelling and create a new one on the same block of land, creating a detached dual
    occupancy.
  • Strategy: In this case the existing residence was a four bedroom house in good condition
    which offers opportunities in the rear of the block to create a new dwelling that has its own
    access to the street.
  • Exit Strategies: There are multiple exist strategies available such as sell both dwellings, sell 1
    keep 1 or keep both.
  • Risk Mitigation: Risks and holding costs are minimised with the retention of the existing
    dwelling.
